By signing this document, I confirm and agree to the following on behalf of myself and/or the business I represent:
1. Authorization to advertise. I am the legal owner of the property/properties I list, or I am legally authorized (by the owner, or in my capacity as an estate owner, property manager, or registered agent) to advertise it for rent or sale on Search Ghana.
2. Accuracy of information. All information I submit — about myself, my business, and every property I list — is true, current, and accurate to the best of my knowledge. I will keep it updated if circumstances change.
3. Anti-Fraud Declaration. I will not list properties that do not exist, that I am not authorized to advertise, or that misrepresent price, condition, ownership, or availability. I understand that fraudulent listings are taken seriously and investigated.
4. Listing Accuracy Declaration. Photos, descriptions, pricing, and terms I provide for each listing accurately reflect the real property being offered.
5. Commission Agreement. I agree to the platform commission structure in effect at the time of each transaction, as set out in my chosen listing plan (paid subscription or revenue-share) and published in Search Ghana's Terms of Service.
6. Escrow Agreement. I understand and agree that rent payments made through Search Ghana are held in escrow and released to me only after the tenant confirms move-in and the applicable waiting period has passed, per the Escrow Policy.
7. Dispute Resolution. Any dispute arising from a listing, booking, or payment will first be handled through Search Ghana's internal review process, in line with our published policies, before any other avenue is pursued.
8. Privacy & Data Protection. I consent to Search Ghana collecting, storing, and processing my personal and identity data as described in the Privacy Policy and Data Protection Policy, for the purposes of identity verification, fraud prevention, and platform operation.
9. Compliance with Ghanaian law. I will comply with all applicable laws of the Republic of Ghana in offering and managing this property, including but not limited to land, tenancy, and business registration requirements relevant to my role.
10. Liability. I am solely responsible for the legality and accuracy of my listings and my conduct on the platform. Search Ghana is a marketplace facilitator and is not a party to the tenancy or sale agreement between me and any tenant or buyer.
11. False Information Penalty. I understand that submitting false ownership, identity, or listing information may result in listing removal, account suspension or permanent banning, forfeiture of pending payouts where fraud is confirmed, legal action, and reporting to the appropriate Ghanaian authorities.
12. Property Removal Rights. Search Ghana reserves the right to remove, suspend, or reject any listing at its discretion, including before or after publication, if it is found to violate this declaration or platform policy.
13. Platform Suspension Rights. Search Ghana reserves the right to suspend or permanently ban my account if I violate this declaration, the Terms & Conditions, the Anti-Fraud Policy, or any other published platform policy.
14. Verification. Search Ghana reserves the right to verify my identity and my ownership or authorization to list a property, by any reasonable means, before or after a listing is approved.
15. Refund Policy Reference. I acknowledge and agree to Search Ghana's Refund Policy as it applies to service fees and escrow-held funds.
